The Aloft Easton Town Center is the hospitality center of the new $500 million expansion of Easton Town Center, one of the country's premier shopping, dining and entertainment destinations. Thirty million people visit Easton Town Center annually.
The 16-acre mixed-use addition to Easton Town Center will include new shopping, dining, a public green space for events, Aloft Hotel, and residential units to accommodate the growing population in the area.
Designed as stylish, boutique hotels, the Aloft brand is recognized for its distinctive modern design, innovative, accessible technology, and unique focus on music, food, and beverage that combines luxury with affordability. This particular Aloft will feature 136 rooms and a 7,500 square-foot restaurant. Additional amenities include a fitness center, swimming pool, and event space.
The Critical Path
The developer, Olshan Properties, needed expertise in schedule savings and just in time deliveries on the centerpiece of their significant development. With a project started during the busiest shopping seasons of the year just following Thanksgiving, scheduling was critical with tiny delivery windows. With a multitude of significant construction projects coinciding, construction speed was also a factor.
Advantages to Using Cold-Formed Steel
Early on in the project, thorough communication went into addressing the unique roof structure.This is All Steel Mid-Rise second Aloft project. The team is familiar with the complexities of creating the Aloft signature roof design.The All Steel Mid-Rise Timberless-44 floor system with load-bearing wall panels was selected for its speed of erection, solving schedule constraints, system weight and ease of coordination with MEPs.
Even with a diminished crew size due to construction being completed during the COVID-19 pandemic, the All Steel Mid-Rise team was able to maintain schedule and adapt quickly to protocol adjustments. The Timberless-44 system can theoretically be constructed with 12 men or less, making it the ideal solution for the unprecedented circumstances.
With more drag than typical projects, careful consideration was made during the engineering coordination. Due to an influx of jobs, multiple panelization companies were utilized.
All Steel ensured each delivery exceeds quality standards, and every All Steel panel goes through a four step quality control process. For ease and speed of installation, every panel has its own drawing and is tagged and numbered with orientation details. Once in place, the iSPAN TotalJoist component of the Timberless-44 provides efficiencies in installation with pre-drilled areas allowing for the mechanical, electrical, and plumbing trades to quickly install. This process dramatically reduces the schedule, allowing the hotel to open sooner and begin producing revenue.
All Steel’s portion of the project completed in March of 2020. The hotel is scheduled to open in November of 2020.
