The AC Hotel by Marriott is a brand new premier hotel located in the heart of Dublin, Ohio. The AC Hotel is the featured cornerstone of the Bridge Park Development and will be a hub for entertainment and local flare. The hotel features floor to ceiling windows and a rooftop bar. This 8-story magnificent structure provides a spectacular view of the Scioto River and surrounding area.

All Steel’s scope of work consists of using light gauge steel bearing panels, and incorporating our proprietary T44 flooring system, which weighs 44 psf. With the use of Hilti Total Station, we could quickly layout each floor. Panels were manufactured off-site and stacked on trailers in order of installation sequence, floor joists were bundled per unit, allowing the crane to pick the corresponding bundles and place the joists directly on the walls, minimizing our material handling. All Corridor decking was precut ahead of time for easy installation and all pour stops were pre-installed on the panels for concrete pour.

The unique “S” shaped design and complexity posed numerous challenges. We integrated structural steel into our panels to accommodate the difficult design. All Steel used cambered joists, which allow the building to be built without the use of shoring and speeds the construction process considerably. We substituted cambered joists in the corridor to metal decking, which eliminated costly materials and labor; along with pre-rock and other expensive fire stopping and blocking. This building also had a unique façade at the front of the building which was built entirely of glass curtain wall. To support the curtain wall, structural steel was placed between our demising walls, and non-welded connections were used to connect the curtain wall, which simplified installation. There are also structural steel headers over the entrance of each room, the entry wall would have originally been load bearing; with this change, we saved the Owner time and money on the project.

We saved time and money on the project by our means and methods. Strategies ensured areas were completely ready before beginning work, such as being a part of the design team and coordinating our in-house BIM with MEP trades for advanced panel manufacturing. One of the methods we used was our fall protection team plan, using different fall protection systems we could speed up production on the job-site. Also, the crane operator worked remotely next to our crew. The operator could understand the process, and would layout materials ahead of time to help speed up production. Our crew averaged 1051sf of completed structure per day, and ultimately finished ahead of schedule.

All Steel consistently overcame challenges with our exceptionally trained and dedicated workforce, which helped foster a cooperative and mutually beneficial relationship with the General Contractor and all other trades. Overall, the success of this project can be measured both by the customer's satisfaction and by completing a seemingly impossible schedule, 4 weeks ahead of time. The building will be ready for guest check-ins starting September 2017.
